19-Floor Mixed Use Building Coming To Flatbush & Fulton
A 19-story, 160,000 sq ft building is coming to 1 Flatbush Avenue (at Fulton Street), according to New York YIMBY. The development blog says permits filed earlier this week indicate a largely residential structure is slated for the address, with some lower floor retail as well.
The forthcoming building will be 210 feet high and feature 157 rental apartments, the site says, 20% of which will lease for under market value. With approximately 123,000 feet of residential space, apartments will average out to about 800 sq ft per unit, while two retail floors will span a total of about 20,000 sq ft.
Says YIMBY of the build, which comes following a June report of 1 and 11 Flatbush being sold for $35 million:
The new building would sit right in front of 66 Rockwell Place, developed by Grosvenor Investment Management and the Dermot Company, and add some variation to the skyline in the form of a lower structure.
Goldstein Hill & West Architects filed for the new building permit. Slate Property Group is listed as the owner on the application, however the Post reported that Capstone Equities and the Carlyle Group bought the land.
Grosvenor and the Dermot Company have already collaborated on 66 Rockwell Place itself, while Goldstein Hill & West designed 80 Dekalb Avenue.
