This Weekend’s Open House Picks
391 Marlborough Kitchen

Here are some of the most promising open houses in the Ditmas Park area this week. What do you think?

CONDOS & CO-OPS

1701 Albemarle Rd, Apt E8
List Price: $295,000, $511 maintenance, via Brooklyn Hearth
Size: 1 bedroom, 1 bathroom
Details: Built in 1937, the elevator building that houses this unit offers laundry downstairs (with washer/dryers allowed in individual units), a doorman, and parking privileges–not to mention some pretty stupendous wallpaper. Parquet floors and a Knickerbocker Tennis Club view round out this gem, but the kitchen is going to need some serious upgrades.
Open House: Sunday, April 7, 11:30-1pm

811 Cortelyou Rd, Apt 6A
List Price: $269,000, $850 maintenance, via Abacus
Size: 1 bedroom, 1 bathroom
Details: A ton of units in this building have been on the market over the past several months, apparently due to residents seeking more room for their expanding families–but this space doesn’t exactly look cramped. Located on the building’s top floor with arched entryways, counter space many house-dwellers would covet, and windows galore, the unit is also in one of the only dog-friendly co-ops in the area.
Open House: Sunday, April 7, 2:30-4pm

346 East 7th St, Apt 346C
List Price: $525,000, $278 maintenance, via Corcoran
Size: 2 bedroom, 2 bathroom
Details: This Kensington-ish top floor unit has a balcony and private roofdeck, a washer/dryer, exposure from three directions, and more than the necessary number of bathrooms. Is that enough to make up for the small bedrooms and, er, 2005-era charm?
Open House: Sunday, April 7, 2:30-4pm

HOUSES

391 Marlborough Rd.
List Price: $1,275,000, via Corcoran
Size: 3 bedrooms, 2 bathrooms and an office in main living area, plus a 1/1 rental apartment
Details: According to StreetEasy, this home sold for $750,000 in 2010–but it’s not clear whether the rental apartment existed at that point. With an attached source of income, a deck off the dining room, and original details like stained glass windows and exposed beams, there’s a lot to love about this property, but potential buyers will have to decide if it’s worth the nearly-doubled price.
Open House: Sunday, April 7, 12-1:30pm
