This Weekend’s Open House Picks

This Weekend’s Open House Picks
416 Ocean Ave #36, Via Coldwell Banker

Here are some of the most promising open houses in the Ditmas Park area this week. What do you think?

CO-OPS

416 Ocean Avenue, Apt 36
List Price: $385,000, maintenance not listed, via Coldwell Banker
Size: 2 bedrooms, 1 bathroom
Details: Previously listed in the fall at a price that began at $475,000 (and dropped a couple times), this unit (pictured above) is in a big co-op on the busy corner of Ocean Ave and Caton. At 1,100-square-feet, it’s a good size, and the kitchen and bathroom look like they were recently updates, though the kitchen is a little tight. It’s close to the Parade Ground and Prospect Park, but also is in one of the 70th Precinct’s Impact Zones, which means the police put more focus on the crime in that area by having more cops patrolling.
Open House: Sunday, February 17, 12-2pm

599 East 7th Street, Apt 2A
List Price: $305,000, $636 maintenance, via Douglas Elliman
Size: 2 bedrooms, 1 bathroom
Details: A doorman co-op near Ditmas Ave, this building has a few units on the market at the moment, including another 2-bedroom listed by Brooklyn Hearth that has an open house on Sunday as well. This one, however, is a 1-bed that’s been converted into a 2-bed, which is reflected in the price (this is $70k less than the true 2-bed) and maintenance fee (the other apartment’s is a whopping $919.87).
Open House: Sunday, February 17, 2-3:30pm

1155 Ocean Avenue, Apt 3B
List Price: $239,000, $569 maintenance, via Corcoran
Size: 1 bedroom, 1 bathroom
Details: Renovated about seven years ago, if the pictures are in fact of an identical apartment, it hasn’t started to look dated quite yet. A bit of a walk to the B and Q trains at Newkirk Plaza, but you’ll soon be able to grab a crepe on your way. Pets are allowed.
Open House: Sunday, February 17, 2:30-3:30pm

400 E 17th Street, Apt 300
List Price: $199,000, $704 maintenance, via Abacus
Size: 1 bedroom, 1 bathroom
Details: This unit has been on and off the market since October 2011, when it was first listed for $229,000. The list price is about the cheapest you’ll find in the area right now, but at 700 square feet, it’s certainly not the largest space you’ll find, and the maintenance will set you back a bit compared to other places on the market. Still, can’t beat the proximity to Cortelyou.
Open House: Sunday, February 17, 2-3:30pm

HOUSES

31 DeKoven Court
List Price: $1,459,000, via Betancourt
Size: 5 bedrooms, 4.5 bathrooms
Details: One of just a few Victorians currently available in the neighborhood at the moment (and apparently the only one ever holding an open house these days), this one is gorgeous, and it could have potential income as a bed & breakfast. It’s been on the market since the beginning of the year — have any of you been to see it yet?
Open House: Sunday, February 17, 1-3pm
