We’ve rounded up some of the more interesting open houses happening around Fort Greene and Clinton Hill this weekend. Any thoughts on these places?

CONDOS & CO-OPS

105 Ashland Place #10E
List Price: $340,000, $528 maintenance
Size: Studio, one bathroom
Details: Recently reduced by $20,000, this co-op unit has all sorts of sexy finishes plus a Fort Greene Park, Myrtle Avenue, and Dekalb-adjacent location going for it. It’s also right on top of the Brooklyn Hospital Center and pretty close to a lot of current and forthcoming construction (i.e. 180 Myrtle Avenue), though, so there may or may not be some noise concerns. It’s close to the B/Q/R at Dekalb, but if you’re a driver, there’s reportedly a short wait list for a spot in the garage.
Open House: Sunday, August 10, 11:30am-12:30pm

209 Clinton Avenue #6C
List Price: $545,000, $1,056 maintenance
Size: Two bedrooms, one bathroom
Details: While this place may not be quite as glitzy as the unit above, it still has some handsome upgrades and is a good $200,000 less than any of the other two bedrooms we saw this week. It’s smack between Fort Greene Park and Pratt (and, accordingly, all the amenities surrounding both), plus pets are allowed, the building has laundry facilities, and it sounds like there’s plenty of space both for storage and for your family. On the downside, it’s not very close to subways–but if that isn’t a concern for you, enjoy!
Open House: Sunday, August 10, 2-4pm

115 Ashland Place #5D
List Price: $799,000, $1,049 maintenance
Size: Three bedrooms, 1.5 bathrooms
Details: Just down the street from Listing #1 is this relatively untouched place for three–again, priced significantly lower than other units of its size. There’s no en suite bathroom and the kitchen isn’t the biggest right now, but perhaps there’s potential for expansion into the generously-sized living/dining room–plus there’s an extra half bath, which never hurts. Same conveniences and concerns, location-wise, as 105 Ashland.
Open House: Sunday, August 10, 2-3:30pm

HOUSES

412 Adelphi Street
List Price: $2,300,000
Size: Five bedrooms, two bathrooms spread over two units
Details: “Buy into pristine Fort Greene without settling for someone else’s design, layout and finishes” is Corcoran’s way of saying “a lot of this house is sort of a mess” in this listing, but we can’t deny the income potential from the building’s two unit setup and location (location, location). The building is a pretty penny even before renovation costs, but it would be cost effective (and possibly convenient, depending on the size of your family) to stay in what looks like a recently finished garden unit while the rest of the house got fixed up. Given the home’s size, condition, and proximity to Fulton Street amenities, what’s your take on the price?
Open House: Sunday, August 10, 1:30-2:30pm
