The Tracy Mansion Is (Finally) Off The Market

Looks like one of the priciest homes in Park Slope is off the market, as the Tracy Mansion is in contract after being listed for sale for several years.

Brownstoner recently followed up on a tip and found that the sale of the 10,000-square-foot mansion at 105 8th Avenue, between President and Carroll, closed earlier this week. Most recently home to a Montessori School that abruptly shut down during the summer of 2012, the giant space was originally listed for $25 million, then the price dropped by $7M a month later. It was most recently listed at $13M, but the listing agent, Halstead, tells Brownstoner it closed for $9.5M — nearly a third of that original asking price.

While that’s still a big price tag, it’s not the highest one for a home in the neighborhood. The single-family home at 45 Montgomery Place currently holds that title, having sold for a whopping $10,775,000 at the end of last year. And there are still two properties that could beat that record — 17 Prospect Park West has a list price of $14 million (UPDATE: and is actually in contract), and 646 2nd Street is still on the market for $13 million.

Curious about who’s moving into the Tracy Manion? Brownstoner reports that the buyer “is local and is not a celebrity,” and that they plan to occupy, not develop, it.
