See What The All-Affordable Buildings At 1041-1047 Fulton Street And 911-917 Atlantic Avenue Will Look Like

As we reported two weeks ago, the sale of the Brooklyn Heights Library is netting some perks here in Clinton Hill (as well as in other neighborhoods), with the development of 100 percent affordable apartments at 1041-1047 Fulton Street (between Downing Street and Irving Place) and at 911-917 Atlantic Avenue (between St. James Place and Grand Avenue).

Now we can see what that project will look like, as developer Hudson Companies has unveiled renderings on their project website, 280Cadman.com, named after the address for the Brooklyn Heights Library site at 280 Cadman Plaza West.

The Fulton Street project will feature 39 units, while the Atlantic Avenue site will have 77 units. Affordability will range between 60 to 165 percent of the Area Median Income (AMI) and will require no additional subsidy from the city.

Between the two buildings, the affordability breakdown is as follows:

  • 60 percent AMI = 23 units at income level $36.246 to $60,065
  • 80 percent AMI = 38 units at income level $48,328 to $80,086
  • 100 percent AMI = 29 units at income level $60,410 to $100,108
  • 165 percent AMI = 24 units at income level $99,677 to $165,178

The 114 units of affordable housing will “likely be completed in early 2018” and marketing will begin six months prior — with 50 percent preference for income eligible residents of Fort Greene, Clinton Hill and Wallabout in Brooklyn Community Board 2. Marketing will be done with help from Pratt Area Community Council.
