Open House: Sunday, October 7, 1-2pm
Listed by Brown Harris Steves for $3,690,000, this swanky, restored 1870’s brownstone (pictured above) is one of the most expensive townhouses currently on the market in Brooklyn, but it looks like it’s worth every penny. It’s got 6 bedrooms, 4.5 bathrooms, central air, skylights, lovely original details, and a private landscaped garden, and it appears the garden floor can be a rental unit. Even so, it’s a big price tag for a place that sold for $1.275M just about a year and a half ago. How long will it be on the market, and how much will it finally go for?

565 Carroll Street #1, between 4th & 5th Aves

You’re on the first floor in this 2-bed, 1-bath condo, but with 18-foot ceilings there’s been some room for upward growth – there’s a loft area that acts as a second level, which is currently used as a library and play space. Though the bedrooms look a little on the small side, you get a great backyard – but it’s shared. With a list price through Ideal Properties of $919,000, you’d think you’d get your own piece of grass. Common charges are $510.

24 Montgomery Place #2, between 8th Ave & PPW

This unit has been on and off the market for more than a year – is the $875,000 asking price finally the sweet spot that will get it sold? The 2-bed, 1-bath co-op (which they say can “easily” add another bath) has handsome wood everywhere you look and a balcony accesible from the master bedroom that overlooks the front of the brownstone. But while you’re sitting out there enjoying a nightcap, will you be able to hear the spillover traffic from Barclays? Listed by Warren Lewis Sotheby’s, with a maintenance of $1,008.

688 Sackett Street #2R, between 4th & 5th Aves
Open House: Sunday, October 7, 2:30-3:30pm
Would this 1-bed, 1-bath condo cost a little less if there weren’t “handmade Moroccan tiles in the the kitchen and bath, and lights imported from Paris”? Could be, but the place looks nice, so maybe you’ll find them worth it. And you’ll really have to love the place – they’re looking for an all-cash offer. So what seemed reasonable at $407,000 may have just eliminated some interested buyers. Listed by Corcoran, with a $440 common charge.

195 Garfield Place #2E, between 6th & 7th Aves

If location is more important to you than space, this studio could be for you, since it’s right off 7th Ave. And unlike many studios, you’re not stuck in a dim basement – this is on the second floor, and the apartment has five windows. Plus, if you want to share your small space with a pet (we hear even Great Danes like small spaces), you can. The co-op is listed by Corcoran for $249,000, with a $391 maintenance fee.
