Open houses are hanging out in the North Slope corner this weekend, with a floor-through two-bedroom, a junior one-bedroom, and some studios that are small in size but big in charm. Check them out!

Open House: Sunday February 17, 2:00-3:30 p.m.
So I know it’s only a studio, but I feel like: is there something wrong with this place? How is it possible that Brown Harris Stevens has this listed at only $189,000 ($378 maintenance)? That is very cheap, relatively speaking, no? So let’s break it down. It is on the smaller size (10.5′ x 18′), but nothing unheard of. The photos show lovely hardwood floors and moldings, and the floor plan reveals a couple of spacious closets. It’s on 8th Avenue, so it’s quiet and close to the park. Laundry is in the basement and the pre-war building has an elevator. A-ha! “This building has solid financials but due to the high sponsor ownership, it may not qualify for mortgages.” Well, there’s that.

We’ve got another studio, this one listed by Warren Lewis at $285,000 ($693 maintenance). And it’s a lovely studio, a bit more spacious (16′ x 24′), and featuring original hardwood floors, a dining alcove, big windows, and a non-working fireplace with mantel. Storage and laundry is available in the basement. Plus, you’re steps away from Grand Army Plaza: perfect for your greenmarket needs.

19 Seventh Avenue #2F between Sterling & Park Places
Open House: Sunday February 17, 1:00-3:00 p.m.
This junior one-bedroom apartment has all of the beautiful details of pre-war real estate: original woodwork, wainscoting, a decorative mantel (over a wood-burning fireplace), built-in shutters, and a juliet balcony. Bay windows let in lots of light, brightening up all of that rich wood. The pet-friendly building has storage available in the basement, but no mention of laundry. Also keep in mind the “junior” part of “junior one-bedroom.” At 6.5′ x 10′, the room might end up a little cramped. Garfield Realty has it listed at $345,000 ($654 maintenance).

This third-floor two-bedroom apartment with east-, west-, and north-facing views is one of five floor-throughs in what Warren Lewis calls “an intimate and beautifully maintained” corner building. The living and dining area (pictured above) features a wood-burning fireplace, and the pass-through kitchen has plenty of prep space for the avid cook. The master bedroom is pretty huge, big enough for a king-sized bed and a wall of closets, and is painted a nice pale blue. Washer and dryer are in-unit, and free storage is available in the basement. No dogs allowed, though, which can be a bummer. Priced at $675,000 ($900 maintenance).
