January’s High-Priced Sheepshead Bay Neighbors

Last week, the Brownstoner reported on the latest big home sales of the week and three of them were our neighbors in Manhattan Beach, Homecrest, and Gravesend. Judging from the comments to the post, it seems that the high prices are causing major confusion.

Second on the top-five list was this 3,330 square-foot, detached one-family at 1840 East 8 Street (between Aves R & S in zip code 11223) sold for $3,015,000. This Homecrest house is just 18 feet wide by 43 feet long and sits on a lot that is 29 feet by 120 long, so there’s an 11-foot wide driveway to park the car.


A surprise fourth on the list, was a Gravesend brick two-family house that sold for $1,800,000. The semi-attached brick (well, at least this one is brick) 2,686 square-foot house located at 1963 East 2 Street (between Avenues S & T) was a bit of a slow sale having entered into contract on 10/31/06 and closed on 1/7/09. The house has 2 rentable units and a basement garage. There is an attached house next door that appeared vacant with a “For Rent” sign out front. So for those of you who don’t have $1.8 million on hand, you might still be able to rent it.


This cute 1,705 square-foot
Manhattan Beach cottage —
a ranch-house hidden behind
the landscaping — at
215 West End Avenue
(closer to Oriental
Boulevard than to the ocean)
sold for $1.5 million.
It was fifth on the list.
