From Warehouse To Townhouse, More Development In Clinton Hill

Four townhouses with three apartments each are in the pipeline for 38-44 Lexington Avenue, between Grand and Classon Avenues. The site currently houses a two-story warehouse. The new buildings will all stand three stories tall.

As first noted by New York YIMBY, new building applications have been filed and describe buildings that each have 3,700-3,800 square feet of space, spread over two full-floor units topped by a duplex penthouse.

The developer is Charles McInnis, doing business as an LLC based in Flatbush, and Douglas Pulaski’s Bricolage Designs will be responsible for the architecture. The LLC purchased the 75-foot-wide property for an undisclosed amount in 2013.
. . . The market for townhouse development has cooled recently in Brooklyn, and most new construction in Clinton Hill turns out to be either upscale rentals or condos. A rental building is under construction on the western end of the block, at 10 Lexington Avenue. And the former “Broken Angel” house is slowly being converted to condos around the corner on Downing Street, with developer Alex Barrett constructing a second new condo building next door.
